City of Morton Planning & Zoning Departments

The City of Morton Planning & Zoning Departments is responsible for ensuring sound use of land while also safeguarding the city zoning and ordinances are upheld. The zoning and ordinances provide guidance on the types of uses which can occur in each of the districts based on the environment type, use of building and size of lots. These zoning districts are shown in the city zoning map below.

B-1 Central Business District: This is Highway 19 and Main Street. This district includes the storefronts on Main Floor Apartments on Second Floor.
B-2 Highway Business District: This district is the area around BP and the Hotel and Frontage Road.
R: This district is the Residential Area of the City of Morton.
M: This district is zoned for the manufacturing location in Morton.
AG: Areas zoned agriculture throughout the city of Morton.

Yellow highlighted lots: Parcels that are currently in the Tax Increment Financing (TIF) is a method of financing real estate development costs. This is to encourage developers to construct buildings or other private improvements, or to pay for public improvements, such as streets, sidewalks, sewer and water, and similar improvements.

Permits

For the City of Morton, there are clear situations that require a permit before starting your project on your home. A building permit is required when a permanent structure changes the square footage of your property. Examples of these situations include but are not limited to an addition to your home, building or moving a shed onto your property and putting up a fence, decking, etc.

There are times when a building permit is not required when working on your property. Any construction that is considered temporary or portable does not require a permit. Examples include but are not limited to windows, doors and roof.
